The Listing, On Paper
A clean fact sheet before a word of copy. Then three descriptions (MLS, social, showcase) that pass a fair-housing read.
~3 minPart Two · Lead to Keys
Part One made the marketing. Part Two runs the rest of the desk. Clients, comps, sellers, buyers, follow-up and contracts, done with AI and inside the rules you're licensed under.
The rest of the working day
Most of an agent's time goes to people and paperwork: the fact sheet, the seller who hasn't heard from you, the buyer comparing three houses, the lead you meant to call back, the deadline on page six. That's where AI saves the most time, and also where it gets agents in trouble.
The course
A clean fact sheet before a word of copy. Then three descriptions (MLS, social, showcase) that pass a fair-housing read.
~3 minA one-page client profile the model reads before writing anything, plus a fair way to qualify every lead.
~3 minComps, investment math and a monthly market report, using numbers from your MLS. The model does the work; it never invents the figures.
~4 minA ten-slide listing presentation that shows the seller their own house, already marketed. Then weekly updates that keep them.
~3 minSend a reason, not a link. Side-by-side comparisons, and honest answers when a buyer pushes back.
~3 minOpen houses, email, follow-up and AI lead handling, without breaking the texting and email rules.
~3½ minOffer comparisons, deadline checklists and a wire-fraud warning on every email. You read the contract; the model organizes what you read.
~3 minOne property, nine deliverables, built start to finish. Then the checks, and your certificate.

One payment · A separate course, not included in Part One
Every module downloads the moment you pay, so there are no refunds once material is delivered. That's why the section below exists. We'd rather tell you what this is and isn't before you spend the money. Read it first, and if anything's unclear, call 970-904-0600 and ask before you buy.
Before you buy
Other courses teach agents to hand a contract to AI and send the client whatever comes back. This one doesn't, and here's why.
A model summarizing a contract can drop a contingency or misread a deadline, and the mistake is yours, not the software's. Explaining what contract terms mean for a client's rights edges toward practicing law. So Module Fourteen teaches the version that holds up: you read it, the model organizes what you read, and an attorney interprets it.
Modules Thirteen and Fourteen cover texting, email and contract habits that apply in every state. Your state can add rules on top, and they change. So every module that touches the law tells you the same thing: consult a local attorney before you rely on it.
Module Ten runs a tool called AI Real Estate, which gets installed in Part One. If you don't own Part One, you'll need a paid Claude account, Claude Code installed (it runs in your terminal, and it's not the same as the Claude chat app), and that one tool before Module Ten. Every other module works in whichever chat you already pay for, Claude or ChatGPT.
What you walk away with
Seven checks of seven questions each. Get five of seven right and a module is signed off. Wrong answers show you why, so a miss still teaches.
Every question is something that costs an agent money, a listing or a license when they get it wrong in the field. The whole point is that you won't.
